Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Baltimore's rowhouses are far from a single building type. Baltimore Heritage documents the range from large three-story Bolton Hill homes to narrow alley houses in Fells Point, including differences between front, side and rear masonry. Those distinctions matter when describing a damp room. A tall converted house, a compact rowhome and a modern condominium each have different connections between occupied rooms, exterior walls, roof areas and shared services.
For a rowhouse, begin with the cellar or basement, rear additions and the roof above the affected room. Explain whether the home has been divided into apartments and which utility routes are shared. A repaired roof does not answer a separate plumbing question, and a freshly finished basement can conceal older wall surfaces. In a newer harbor-area building, window, balcony or common plumbing records may be more relevant. This page serves Baltimore City, which is separate from Baltimore County; the package prices follow our Maryland schedule.
Local background: Baltimore Heritage: anatomy of a rowhouse.

01
Where present, roof-to-wall connections and changes in roof level deserve a repair timeline. Note whether the mark follows rainfall and which work preceded its return; the location alone does not identify the route.
02
New drywall and flooring can cover an older foundation or previously wet material. Explain what was removed, retained and dried. Accessible readings and samples have limits when the question concerns a concealed layer.
03
A stain near a shared wall may require information from another unit or building owner. Arrange access through the responsible party; results from your room do not establish the condition of inaccessible neighboring spaces.
Where we test in Baltimore, and what to tell us
Fells Point, Federal Hill and Canton
For a rowhome, identify the rear roof, cellar and any added bathroom or kitchen. Explain exactly where staining appears relative to neighboring walls and later extensions.
Bolton Hill and Mount Vernon
In a larger house or converted apartment building, describe floors, shared services and who controls access. A single-unit visit needs clear boundaries when the suspected route extends beyond the residence.
Harbor-area condominiums and other city neighborhoods
Bring available window, facade or common-plumbing repair records for managed buildings. Elsewhere in the city, describe the individual home's construction rather than assuming every Baltimore address is a rowhouse.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.

Describe whether the concern is one defined area or extends through the home. Mold Plus includes testing of a targeted area with moisture and thermal evaluation. Advanced addresses a broader whole-home scope. The office can help match the service to your observations and access.
No. It shows surface temperature patterns that require interpretation alongside other observations. It does not identify mold or reveal every concealed cavity. Sampling and moisture readings answer different questions, and the report should explain the limits of each method used.
Tell the office before booking and coordinate with the appropriate owner or manager. The visit can address agreed accessible areas in your property. Establishing an inaccessible source may require additional access or a separate building repair investigation.
Yes, if the question and timing are clear. Bring renovation records, known water history and details about materials retained behind finishes. Current observations and samples describe the agreed scope; they do not certify every concealed surface or guarantee future conditions.
