Where moisture can hide in Washington homes
A Washington DC mold concern may involve a rowhouse, an English basement, a condominium or a detached home. Identify the affected rooms and any shared-wall, plumbing or access issues before choosing a testing appointment.
For a converted lower level, record when dampness appears and what is known about drainage and ventilation. For a rowhouse, a stain beside a party wall or below a low-slope roof may need cooperation beyond the individual room. The building type does not prove a moisture source. DC also has specific landlord-response and professional-licensing rules, so clarify the purpose and scope of the assessment before booking work intended for a housing complaint.

A converted cellar can have moisture from drainage, plumbing or indoor humidity. Start with the location and timing of the concern rather than assuming a particular remedy.

A party wall may make access to a suspected source difficult. Coordinate with the responsible parties; a sample in one property cannot establish conditions throughout another.

I am a DC tenant and I reported mold to my landlord. What are they required to do?
After a residential property owner receives your written or electronic notice of mold or suspected mold in your dwelling or a common area, D.C. Code section 8-241.04 requires inspection within seven days and remediation within thirty days of that inspection, unless a court or the Mayor orders a shorter period. Keep your notice and repair records. Report unresolved rental-housing mold violations to the Department of Buildings (DOB); DOEE licenses and regulates mold professionals. A private testing report does not replace the agency's process.

Confirm the required professional scope for the size and circumstances of the growth; do not assume that a dehumidifier alone resolves a mold complaint.
How do I confirm the DOEE licence needed for my DC mold assessment?
Call before booking to confirm the assigned professional's current DOEE licence and the scope required for your job. DOEE states that assessment and remediation of ten square feet or more of indoor mold growth must be performed or supervised by a licensed professional. Do not treat a general training certification as that licence.
