High-rise units and building systems
In Rosslyn, Crystal City, Pentagon City, Ballston-Virginia Square and Clarendon-Courthouse, most of what we inspect is inside the unit. The building envelope, roof, elevators and shared mechanical systems are the condo association's responsibility, so we focus on plumbing, outlets, appliances and any visible water staining.

We check whether additions, finished basements and electrical upgrades were permitted and built to the standard they should have been.

Grading and water movement
Lots in the county's established neighborhoods were graded when the homes were built, and downspouts, driveways and additions since then can change how water moves. We look at grading, gutters and foundation walls for signs that water is heading toward the house instead of away from it.
