The Invisible Fog Hazard

On a bright, cloudless afternoon, a property walkthrough can feel utterly reassuring. Natural light floods the rooms, the views look spectacular, and everything appears structurally sound. Yet, some of the most common architectural defects are master innovators of disguise—specifically, the double-pane window with a failed thermal seal.

Modern double-pane windows rely on an airtight spacer grid filled with inert gas to insulate the home. When that perimeter seal degrades, the insulating gas escapes, allowing ambient air and outdoor humidity to seep into the dead space between the glass panes. The result is a "blown" window.

Catching the Glazing Flaws Early

Because these thermal failures love to play hide-and-seek during warm-weather walkthroughs, agents and buyers must look for subtle clues rather than waiting for obvious condensation:

  • The Rainbow Effect: Look at the glass at a sharp 45-degree angle under direct sunlight. A failed seal often produces an oil-slick, iridescent sheen between the layers.
  • River Tracking: Examine the interior edges near the spacer bar. If moisture has cycled through multiple times, it leaves behind faint, powdery white mineral deposits or tiny "river tracks."
  • Physical Distortion: When the insulating gas escapes completely, the pressure drop can cause the glass panes to slightly cup inward toward each other, creating distorted exterior reflections.

The Advisory Perspective

Blown window seals are rarely a structural threat, but replacing specialized glass can cost hundreds of dollars per sash. Identifying these failures during the inspection period allows agents to negotiate a fair credit or glass replacement before closing, ensuring the property remains energy-efficient and the view stays pristine for years to come.
