Easy to contact, scheduled quickly and reasonably priced for commercial building inspection.

I had a piece of commercial property and had the professional and detailed report back to me the same day …

We greatly appreciated her knowledge shared during the commercial property review.

Great inspector, experienced and patient; he was both thorough and diplomatic in a challenging situation.

Great service, very thorough inspection and highlighted items in a very approachable and organized manner.

A written scope before you book

A whole building in Tysons and a single retail suite in Reston need different access arrangements. Send the address, approximate floor area and whether your assignment includes the roof, site and common systems. We will put the agreed scope and fee in writing.

  1. Tell us about the property

Send the address, use, size, access contact and deadline. Include any lender or purchase-agreement requirements.

  2. Review the proposal

Our office confirms the areas, systems and report required, then provides the scope and fee in writing.

  3. Arrange access and the visit

We confirm the appointment with you. Your report documents findings, photographs, priorities and the limitations of the visit.

One county, different commercial assignments

Fairfax County's planning work treats Tysons and Reston as urban centers, alongside established commercial revitalization areas such as Merrifield and Springfield. That variety makes a clear property description more useful than a generic inspection package.

Define the suite and the shared building

For an office or storefront within a larger property, identify which equipment serves your space and who can provide access to it. Ask the owner or manager about the roof, central plant, electrical rooms and any common parking areas you want included. A suite key alone may not open every part of the agreed inspection.

Plan around the business already inside

A restaurant, medical practice and office each bring different operating hours and access contacts. Tell us which tenant spaces are occupied, which areas will be vacant and whether staff can make mechanical rooms available. For a purchase involving several units, list those units individually so the proposal states what will be visited.

Before a Fairfax County commercial visit

  • An office or retail suite

Give the suite number, floor and managing agent's contact. Identify any rooftop or central equipment that cannot be reached from inside the leased space.

  • A property with several tenants

Provide a unit list and one person who can coordinate access. Mention restaurant hours, patient appointments or other activity that affects the visit.

  • A lender or contract deadline

Send the requested report format and due date with your inquiry. If a PCA or a particular standard is specified, the office needs that requirement before preparing the proposal.

The building inspection, clearly defined

The proposal identifies the accessible areas and systems included in your visit. The commercial service page explains the full scope and standards.

Building and site

Accessible roofs, exterior, site and parking areas, structure and foundation within the agreed assignment.

Building systems

Accessible heating, cooling, plumbing and electrical components, with equipment operated on normal controls where conditions allow.

Interior spaces

The agreed offices, tenant spaces, circulation areas and visible interior components, with access limitations identified.

Life safety and cooking areas

Visible life-safety items and cooking areas within scope. Alarm, elevator and suppression systems are noted rather than tested.

Documents and interviews

Available records supplied for the assignment, plus information from the person familiar with the building.

Separate testing needs

Mold, radon, air-quality and water testing can be discussed as separate services when the commercial proposal is prepared.

A visual commercial inspection is not technically exhaustive and does not certify code compliance or issue a permit. Specialist testing and any PCA requirement must be confirmed separately. Read the commercial inspection scope and the commercial standard of practice.

Commercial inspection questions in Fairfax County

Can you inspect a Tysons office suite without inspecting the whole building?

Tell us whether you need one suite, several floors or the whole property. We can discuss a defined assignment, but the proposal must identify common systems and areas outside your access. Arrange the building manager's involvement when roof or central equipment access is needed.

What should I send for a commercial quote in Fairfax County?

Send the complete street address, suite or building numbers, approximate square footage, current use and transaction deadline. For a Reston shopping-center unit or a Tysons office, explain whether the assignment includes only your space or common building areas as well.

Can a Fairfax County inspection take place while tenants are working?

Occupied properties can be inspected by arrangement. Identify the tenants and the areas included, and have an owner or manager coordinate access. Tell us about customer-facing hours or restricted rooms before a visit is planned; the office will confirm the practical arrangements.

Does the commercial inspection include a Fairfax County permit search?

A condition inspection and a permit-records search answer different questions. Share the records, drawings or repair invoices you already have. If you need additional document research, identify it when requesting a quote so the proposal can state what is included.

Where can I see the report format before ordering in Fairfax County?

Our commercial sample-report page includes office, retail, restaurant and apartment examples. Use them to discuss the findings and layout you need, then send any lender or purchase-agreement requirements. Standard report delivery is within 48 hours following the on-site inspection; the report scope is confirmed with the assignment.
