What we check

We review the work that is visible and safely accessible at this stage.

Framing & structure

Visible studs, joists, floor and roof framing, connectors and foundation components.

Electrical rough-in

Visible wiring routes and electrical box placement.

Plumbing rough-in

Accessible pipe placement and routing through the framing.

HVAC rough-in

Visible ductwork and register placement.

Weatherproofing

Concealed work, unfinished systems and unsafe access can limit the inspection. This is not structural engineering, code certification or a replacement for required permit inspections.

Building a new home in Fairfax County

A new unit in Reston or Tysons needs different access planning from a detached home in Great Falls or Fairfax Station. Send the exact site address and property type so we can confirm scope, builder access and the inspection window before insulation.

Coordinate with the county inspections

The permit holder schedules required building and trade inspections through Fairfax County’s PLUS system. Ask your builder to coordinate that schedule with our independent visit while the framing and rough-in remain exposed.

Confirm the jurisdiction and town approvals

Fairfax City and Falls Church City are separate from Fairfax County. Within the county, a site in Herndon, Vienna or Clifton may also involve town approvals. Confirm the exact location and applicable approvals with your builder.

Common questions

Which Fairfax County communities do you serve?

We serve the fifteen communities listed above, including Reston, Tysons, McLean, Centreville, Springfield and Lorton. Send the full site address and lot or unit number so we can confirm coverage and access.

How much does the inspection cost?

Pre-drywall inspections start from $350. Final pricing depends on property type and square footage. Request a quote or use online scheduling for the price for your home.

Is this the county’s required framing inspection?

No. Your permit holder still arranges required building and trade inspections. NDI’s report does not approve permits, authorize concealment or certify code compliance.

Does a Fairfax mailing address mean Fairfax County?

Not necessarily. Fairfax City and Falls Church City are separate jurisdictions. Confirm the exact site and permit authority with your builder.

How much time should I allow before drywall?

Schedule after rough-in is ready. Allow 24–48 hours for the report and time to discuss findings with your builder before insulation or drywall.

What if my project is in Herndon, Vienna or Clifton?

Tell us the exact address and ask your builder which county and town approvals apply. Coordinate those required steps separately from the NDI appointment; our report is an independent record of visible, accessible conditions.
