Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Fairfax County's history of Sully Historic Site records that the property began as part of a 3,000-acre parcel acquired in 1725, and that the house Richard Bland Lee built in 1794 once stood among a smokehouse, a dairy and other farm outbuildings. Sully now sits on a smaller piece of that land on the county's western edge, in Chantilly, a reminder that most of the subdivisions here replaced working farmland. That shift from farm to subdivision is worth naming when you describe a Chantilly property's own construction history.
For a single-family house in Poplar Tree Estates or Franklin Farm, tell us about the crawlspace or basement and any addition built since the original construction. In a planned community such as South Riding or Armfield Farms, describe whether the concern sits inside the house or in a shared amenity building like a clubhouse or pool house. Pleasant Valley, nearer Dulles on the western side, mixes older properties with newer construction; mention a well or septic system if your address relies on either.

01
A shared amenity building in a planned community can have its own plumbing and roof separate from any single house. If the concern involves a common structure, tell the office who manages it so access can be arranged before the visit.
02
On a property that relies on a well or septic system, note the equipment's location relative to the room of concern and any recent service history. Groundwater conditions here differ from a home connected to public water and sewer.
03
A lot backing to a trail or wooded common area may stay shaded and damp longer after rain than an open lot. Describe the crawlspace ground cover and whether vents are clear of leaves or debris before the visit.
Where we test in Chantilly, and what to tell us
South Riding, Franklin Farm, Armfield Farms
In a planned community with shared amenities, describe whether the concern is in the house or in a clubhouse, pool building or other common structure. A single-family home and an attached townhouse in the same community can have different plumbing and roof details.
Poplar Tree Estates
For a single-family house here, identify the crawlspace or basement access point and describe any addition built onto the original structure. Note whether nearby trails or wooded areas keep the ground damp near the foundation after rain.
Pleasant Valley
Closer to Dulles, an older property here may run on a well or septic system rather than public utilities; mention which applies. A newer house nearby may instead have a builder warranty still in effect.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.
Va. Code section 55.1-703. Current as of September 2026. General information, not legal advice.
A clubhouse or pool building is a single structure, so it can be scoped as one targeted area under Mold Basic, with Mold Plus adding the moisture and thermal evaluation of that building. The association or its manager has to arrange access and will usually want the report, so tell the office who that contact is before a visit is booked.
The service itself does not change, but tell us your water source and septic layout so the technician understands what is accessible near the foundation. A property on a well or septic system can still be scoped the same way as one on public utilities, based on what you describe.
Yes, if the pool house or clubhouse is where the concern was noticed and the association grants access. Describe which structure is affected when you call, since a shared building often needs coordination with the property manager or board separate from scheduling your own home.
Shade and tree cover can keep a crawlspace or foundation area damp longer after rain, which is useful context to describe. Tell us whether you have noticed standing water or a persistent odor near that side of the house, and whether the crawlspace vents are clear.
