Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Centreville includes a historic village area and established suburban communities. For a home in Virginia Run, Sully Station, Little Rocky Run or nearby streets, identify the affected level and whether the concern follows rain, cooling season or a specific leak.
Around a window, staining may point to exterior water entry, condensation or another nearby source. A finished lower level may instead need a humidity and drainage assessment. Bring replacement-window records and photographs of any exposed framing from repairs. The year a subdivision was built cannot tell us whether your home has mold; present observations and the condition of the affected materials determine the next step.

01
Staining beside a window can have more than one cause. Check the history of rain exposure, condensation and previous repairs before choosing the sampling location.
02
Siding joints and penetrations are potential entry routes when damaged or poorly detailed. A reading at an accessible surface does not reveal every concealed condition.
03
A lower level can remain humid even without a visible leak. Temperature, ventilation and moisture sources all affect whether materials stay damp.
Where we test in Centreville, and what to tell us
Virginia Run, Sully Station
For a window or siding concern in these communities, note which elevation is affected. A pattern tied to wind-driven rain can be useful to the investigation.
Little Rocky Run, Centre Ridge
For an attached property, explain any shared wall or roof maintenance. In a detached house, identify the rooms and exterior surfaces closest to the concern.
Singleton's Grove and the later streets
For a finished lower level, describe seasonal humidity and any dehumidifier or sump operation. A room that feels damp needs an assessment of its current conditions.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.
Va. Code section 55.1-703. Current as of September 2026. General information, not legal advice.
The construction year alone does not tell you whether a Centreville house has mold. Leaks, prolonged dampness, repairs and ventilation are more useful clues. If there is an odor, stain or known water event, describe it when booking. Sampling should answer a specific question rather than be sold simply because a house is older.
The Virginia prices above apply to Centreville: consultation, targeted testing, targeted testing with moisture and thermal evaluation, and Advanced testing priced by home type and size. Explain the concern before choosing a package. Additional areas or samples can change the total, and the agreed scope should be clear before work begins.
If staining, softness or an odor is already present, investigate before the opening is concealed by new work. Coordinate with the window contractor so relevant materials can be documented safely. A mold visit does not include dismantling the opening; photographs and drying records from the repair may answer questions a later sample cannot.
Discuss occupancy and preparation when booking. Standard air sampling uses portable equipment and does not itself require opening walls, but the technician may provide instructions about windows and normal HVAC use. If there is extensive visible growth or someone has health concerns, seek appropriate professional advice about the space rather than treating sampling as clearance to occupy it.
