Fort Washington takes its name from the masonry fort above the Potomac, and the National Park Service's history records that the Digges family sold the land in 1808 for a fort to guard the river approach to the capital. The Park Service dates the earlier Fort Warburton's destruction to 1814 and the completion of today's fort to October 2, 1824. That long military use now sits beside a golf course community and older river crossroads farms in Fort Washington, a mix that matters when someone describes a damp room.
For a home near the Piscataway Creek waterfront or the golf course at Tantallon, describe whether the lower level has taken on water and when. In the older farmhouses around Broad Creek and Piscataway, identify additions, enclosed porches and any crawlspace built under a later wing. A newer house closer to the Beltway may center on a single window, roof valley or bathroom stack instead. Well and septic systems still serve some rural edges of Fort Washington, so mention them when booking, along with any marina, boathouse or detached structure on the property that should be included.

Where a lot slopes to the tidal creek, water can reach a lower level through several paths. Note the elevation of the lowest floor, any past flooding and whether a sump or check valve has been installed, so the visit can consider groundwater alongside other sources.

A house set into a sloped lot beside the course may have a walkout room below grade with its own history of moisture. Describe when the space was finished, what grading changes followed construction, and whether staining has appeared near the retaining wall.

A farmhouse expanded over several generations often has more than one roofline and foundation type. Identify which section is original and which was added, and describe any odor or stain at the seam where the two meet.

Describe the elevation of the lowest floor, any past flooding and whether a sump pump or check valve is in place. That information helps the technician plan an assessment scoped to your actual property rather than its general location.
Yes. Rural edges of the area still rely on private wells and septic systems rather than public utility lines. Tell us whether the equipment room, pump house or septic access sits near the area of concern, and note any recent pumping, repair or backup so the visit can be scoped around it.
A detached structure can often be included if you describe its use and any water history when booking. Identify how it connects to the main house, if at all, and mention shared electrical or plumbing lines. The agreed scope will state clearly which structures and areas are covered.
