Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Perry Hall takes its name from a country estate rather than a mill or a rail stop. Baltimore County's history of the mansion there records that iron-master Corbin Lee began building a home on his estate in the 1770s, and that Harry Dorsey Gough bought the unfinished property from Lee's widow in 1773 and renamed it Perry Hall. The same history notes that a fire destroyed sixty percent of the original Georgian structure in 1839, after which it was rebuilt overlooking the Gunpowder River Valley.
For a home in Honeygo Village, describe whether the unit is above ground-floor retail or a standalone townhouse, and note any association-managed exterior work in the development. Near Gunpowder or Chapel Hill, where lots back onto wooded parkland, tell us about gutter maintenance, tree canopy over the roof, and any addition built since the original house. In Perry Hall Farms or Seven Courts, identify the house's approximate age and any porch or garage enclosed over time, since active community associations there do not change what a technician needs to know about a specific room. A clear room-by-room description works better than a general sense of the area.
Local background: Baltimore County Government: Perry Hall Mansion history.

01
A Honeygo Village home built above ground-floor shops may share mechanical systems or plumbing chases with commercial space below. Describe the unit's layout, what sits directly beneath it, and whether the concern appeared near a shared wall, floor or utility run.
02
A house near Gunpowder Falls State Park may sit under heavier tree cover than one on an open street. Describe gutter and downspout maintenance, how often leaves or debris collect on the roof, and whether staining appears in a specific room after rain.
03
A Perry Hall Farms house may have an enclosed porch or mudroom added onto its original footprint. Describe when the addition was built and whether it has separate heating or ventilation, since a room conditioned differently than the rest of the house can behave differently as well.
Where we test in Perry Hall, and what to tell us
Honeygo Village
Describe whether the unit sits above ground-floor retail or stands as its own townhouse, and note any exterior work managed by the development's association. A mixed-use building can have different plumbing runs than a standalone home.
Gunpowder, Chapel Hill
Where lots back onto wooded parkland, describe gutter maintenance, tree canopy over the roof, and any addition built since the original house. A quieter, more secluded lot does not by itself explain a specific stain.
Perry Hall Farms, Seven Courts
Identify the house's approximate age and any porch or garage enclosed since it was built. An active community association may govern exterior repairs, but describe the specific room and its history rather than the block's general upkeep.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.

Mold Basic covers one targeted area, useful for a single room with a defined concern. Mold Plus adds a moisture and thermal evaluation of that same area when the source is unclear given the shared systems in a mixed-use building. Describe the unit's layout and what sits beneath or beside it, and the office can help you choose.
Not directly, since the park itself is separate from your property. Describe tree cover over your roof, gutter condition, and whether staining appears after rain in a specific room. That detail helps the technician plan the visit around your house's own conditions rather than the wooded area nearby.
It can affect exterior access or notice requirements, so check your association's rules before the appointment if common areas are involved. Describe whether the concern is inside your unit only or touches a shared exterior wall. The technician can work within whatever access the association and your own schedule allow.
Tree cover alone does not indicate a defect, so describe gutter maintenance and whether staining or odor appears in a specific room after rain. A pattern tied to storms or seasons is more useful than the amount of shade on the roof. The technician can evaluate the accessible area and explain what the findings can and cannot establish.
