Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

St. Charles is not a town but a planned unit development, built out over time under its own master plan. Charles County's comprehensive plan confirms that the development is regulated separately, under a dedicated master plan rather than standard countywide zoning. That approach produced neighborhoods with distinct ages and layouts, from older villages to newer sections, so St. Charles today is really several building generations sharing one address.
For a house in Bannister, Carrington or Dorchester, identify the foundation type and any addition made since the original construction. In Sheffield or Hampshire, describe grading, downspouts and whether a basement has been finished. For a home near the Fairway section, note the property's edge relative to the golf course and any drainage feature nearby. This community carries a Waldorf mailing address, and the page follows the same Maryland package structure as the rest of the county.

01
Because St. Charles was built out over many years under one master plan, a house in an older village can sit a short drive from much newer construction. Describe which village and approximate section your home is in, since that shapes what kinds of additions or repairs are common nearby.
02
A house bordering the Fairway section's open turf can be affected by irrigation runoff or a drainage swale that a purely residential lot would not have. Describe any standing water, sprinkler placement and grading along that side of the house before the visit.
03
A row of village townhomes often shares one continuous roof section across several addresses. Identify your unit's position in the row and describe whether neighboring units have had recent roof or gutter work, since a shared roof problem may not be visible from inside your unit alone.
Where we test in St. Charles, and what to tell us
Bannister, Carrington
In Bannister or Carrington, identify the house's original construction and any addition made since, along with the foundation type. A village built out under one master plan can still hold houses of different ages, so describe your own home's alteration history in detail.
Dorchester, Hampshire, Sheffield
For a townhome or single-family house in Dorchester, Hampshire or Sheffield, describe which wall or roof section is affected and whether neighboring units share the same structure. A shared building may need the neighboring owner's cooperation for exterior access.
Fairway
Near the Fairway section, describe the lot's relationship to the golf course and any drainage swale or pond nearby. A house backing onto open turf can take on water differently than an interior lot, depending on grading.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.

Describe whether the dampness stays on that one wall or reaches into neighboring rooms. If it is contained to that wall, Mold Basic's single targeted area and Mold Plus's added moisture and thermal evaluation of the same spot both fit. Should the concern turn out to reach further through the townhome, Mold Advanced covers that broader whole-home scope instead.
Testing inside your own unit typically does not require association approval, but exterior work or access to shared roofs and walls may. Check your village's rules and describe any shared systems involved when booking, so the visit can be scoped around what is accessible without that approval.
The villages were developed in stages under one master plan, so two addresses can differ in age, but confirm your own home's history rather than reasoning from the village name. Describe any known construction or renovation dates and the technician will work from what you can confirm.
Surface drainage and indoor sampling answer different questions, though both can be discussed at the same appointment if you mention it. Describe standing water, sprinkler runoff or a swale near the house. The technician can note visible drainage conditions while addressing the indoor concern that prompted the call.
