Pre-Listing Inspection Questions in Fairfax County

Answers for sellers planning their inspection before listing.

What does a pre-listing inspection cost in Fairfax County?

Pre-listing home inspections start at $350. Final pricing depends on your property and the agreed scope. Share the address, home type, square footage and listing timeline for a confirmed quote. Optional testing and the Repair Estimate Report are quoted separately.

How far ahead of listing should Fairfax County sellers book?

Book before your intended listing date, leaving time to review the report and arrange any further evaluation or work you choose. Most reports are delivered within 24 to 48 hours. Repairs and contractor visits need their own time; share your listing timeline when scheduling.

Do you cover Reston, McLean and Springfield?

Yes. We serve these and the other Fairfax County communities listed above. Send the exact property address so we can confirm coverage and access. The Reston page has additional association and neighborhood guidance.

Can you inspect a condo or townhouse before I sell?

Yes. Tell us who controls the exterior, roof and shared utility spaces, and provide the unit number, entry, parking and any elevator instructions. The inspection covers the agreed accessible areas. Common areas or restricted systems require permission and a separately agreed scope.

Will the report confirm Fairfax County permit approvals?

No. This is a visual home-condition inspection, separate from county permit records and required official inspections. Share any records you already have and use the county's public-records resources for permit questions. A finding in the report does not approve or certify earlier work.

Can I use the report with my listing agent and contractors?

Yes. The photo report gives you written findings to review with your agent and qualified contractors. It is not a repair order or contractor quote, and the original report does not verify work completed afterward. Buyers may still arrange their own independent inspection.
