Alexandria's historic districts include Old Town, Rosemont and the Town of Potomac around Del Ray. The city's preservation records describe Rosemont houses built mainly between 1908 and 1930; an individual property's renovation history still matters.
For an Old Town cellar, bring details of past water entry and any interior waterproofing. In Del Ray or Rosemont, tell us about crawlspaces, additions and rooms finished after the original construction. In a newer apartment or townhouse, a particular window, balcony or bathroom may be the better starting point. No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.

Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.

Air sampling uses a pump, and a surface sample can be collected from an accessible area. A standard visit does not involve opening walls or drilling into historic fabric. Describe delicate finishes when booking, and we will explain access limits and any concern that needs a separate investigation.
A persistent musty odor is a reason to investigate moisture even without a visible patch. Tell us whether the Alexandria basement smells after rain, during cooling season or continuously. Sampling may help answer a defined question, but a single air sample cannot locate every concealed source or certify a room as safe.
Distance to the Potomac alone cannot predict conditions inside your house. Site elevation, drainage, maintenance and the history of water entry all matter.
