Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Fairfax County's comprehensive plan for the Annandale Planning District describes a mostly single-family detached area, with garden-style apartments and condominiums near its community business center and townhouses scattered along the major roads. The same plan's list of heritage resources records an 1870 church that served as Annandale's first schoolhouse and a wooden chapel built in 1899. That range, from a nineteenth-century chapel to a mid-century apartment block, is worth naming when you describe where a damp room sits.
For a single-family house in Ravenwood Park or Annandale Acres, tell us about the crawlspace or basement and any addition built onto the original structure. In Broyhill Crest or Canterbury Woods, note which rooms were finished after the house was built and whether a townhouse shares a wall with its neighbor. Near the business center, a garden-style apartment or condominium may route plumbing through a shared chase behind a closet or bathroom wall; describe which unit reported the concern and how access to adjoining units would be arranged.

01
A garden-style apartment or condominium near the business center may share plumbing chases behind a bathroom or kitchen wall with the adjoining unit. Note which fixtures are stacked above or beside the reported area and who manages the building record for past repairs.
02
On a larger lot with mature trees, roots and shade can keep a crawlspace vent area damp longer after rain. Describe the ground cover, any standing water, and whether the vent screens are intact before the visit.
03
A rear addition on an older single-family house can create a roofline valley or a new interior corner where finishes meet. Describe when the addition was built relative to the main house and where the two rooflines join.
Where we test in Annandale, and what to tell us
Ravenwood Park, Annandale Acres
For a detached house on a wooded or larger lot, identify the crawlspace access point and describe any addition built since the original construction. Mature trees near the foundation are useful to mention, not a predictor of what a sample will show.
Broyhill Crest, Canterbury Woods
In an established neighborhood or a townhouse block, describe which rooms were finished after the house was built and whether a party wall separates your unit from its neighbor. Include any repair history tied to the affected room.
Sleepy Hollow Woods
On a larger, wooded lot near Sleepy Hollow Park, describe which side of the house catches runoff and whether the crawlspace or basement has standing water after storms. A mix of architectural styles in this area means construction details vary house to house.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.

A closet is about as targeted as an area gets, so Mold Basic covers sampling there and Mold Plus adds the moisture and thermal evaluation of the closet and the wall behind it. Tell us whether plumbing runs behind those walls and whether the closet shares a wall with a bathroom or an exterior wall. That decides where the technician looks first.
Ask your condo association or property manager which areas fall under their maintenance and who can grant access to common walls, roofs, or plumbing chases. Describe the unit's specific concern when you call so the office can coordinate the right contacts before scheduling. A unit-only visit still needs clear access boundaries.
Identify the roofline where the addition meets the original house and the interior corner where new and old framing join. Mention any past roof or gutter repairs near that junction. The visit can focus on the addition first if that is where the concern was noticed, then expand if evidence points further.
Note how long the ground cover has stayed damp and whether the vent screens are open or blocked. A persistent damp crawlspace is useful information for the technician even before a sample is taken. The office can help you decide what to book once you describe what you have observed.
