Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Essex sits on tidal water, and one of its neighborhoods carries that history in its street names. The Cultural Landscape Foundation records that Aero Acres was built by the Glenn L. Martin aircraft company under the U.S. Housing Act of 1941, laid out by Skidmore, Owings and Merrill in a stylized plan shaped like an airplane, with streets such as Cockpit Street and Fuselage Avenue. A wartime cottage built to that standard and a house on tidal Back River or Middle River call for different questions before a visit.
In Aero Acres, describe the home's original small footprint and any room added since, since wartime construction can differ from the framing used in later houses nearby. Along Back River Highlands or Middleborough, tell us about bulkheads, crawlspace height, and whether tidal water has ever reached the yard or a lower level. In Fox Ridge Manor or Norwood, identify the house's approximate age and any addition, since housing there ranges from established single-family homes to newer construction. A repair record tied to a specific storm or season is more useful than the neighborhood's general reputation for water.
Local background: The Cultural Landscape Foundation: Aero Acres.

01
A compact home built quickly for wartime housing may have gained a room, garage or enclosed porch that uses different materials than the original structure. Describe when each addition was built and whether staining follows the seam between old and new construction.
02
A crawlspace close to Back River or Middle River may sit near or below the tide line at certain times of year. Describe the crawlspace's height, ground cover, and any history of standing water so the visit can be scoped to what is actually accessible.
03
A family room or bedroom added to an established Essex house may have its own roofline and foundation edge. Note where it meets the original structure and whether any staining or odor follows that specific junction rather than the whole house.
Where we test in Essex, and what to tell us
Aero Acres
Describe the home's original small footprint and construction, and identify any room, garage or addition built since. Wartime construction here can differ from later framing elsewhere in Essex, so say which part is original.
Back River Highlands, Middleborough
For a home near tidal water, describe bulkhead condition, crawlspace height above grade, and any past flooding at the yard or lower level. Note how recently the area was affected by high water.
Fox Ridge Manor, Norwood
In an established neighborhood away from the water, identify the house's approximate age, any addition, and mature trees near the foundation or gutters. Construction varies enough here that each address should be described on its own.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.

Mold Basic tests one targeted area, which fits a single room in a compact home. Mold Plus adds a moisture and thermal evaluation of that same area if the source is not obvious. Describe the room's size, its position in the original footprint versus any addition, and what you have already observed.
Describe the crawlspace's height above grade and whether water has ever pooled there, since that shapes how the visit is scoped rather than assuming a problem from the address alone. Tidal proximity is useful context, not a conclusion. The technician can note accessible conditions and explain what a sample can and cannot establish about a below-grade space.
It can affect what is accessible, since the small original rooms and later additions may use different wall assemblies. Describe which part of the house is original and which was added, along with any renovation history. That helps the technician plan sampling locations that match the agreed scope.
It can be, so describe gutter maintenance, any recent roof work, and whether staining appears after rain. Overhanging trees alone do not indicate a defect, but the maintenance history around them is useful context. Photographs of the affected ceiling or wall area help the technician plan the visit.
