Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.
4.9 rating, over 4,000 reviews NAMRI-certified inspectors Serving Loudoun County
Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Leesburg's Old and Historic District contains several distinct streetscapes. The town's design guide separates the West Market neighborhoods, North and South King Street gateways, Vinegar Hill, and the Town Branch area. That variety matters when describing a property: an older house with later additions raises different questions from a condominium or a recently finished lower level. The address is a starting point, not evidence that mold is present.
In an older Leesburg house, tell us which walls, floors and roof sections were changed during renovation. A musty cellar after rain deserves a different starting point from a stain beneath an upstairs shower. In a newer home, identify window repairs, plumbing work and the date a basement was finished. Moisture readings help evaluate accessible materials; thermal images show temperature patterns that need interpretation. Sampling is most useful when it answers a defined question about a surface or indoor air, rather than being ordered simply because a building is old.

01
Finishing a lower-level room can conceal the foundation behind insulation and drywall. Note whether the smell began before or after finishing, and identify accessible edges or utility spaces without opening walls yourself.
02
A rear addition can introduce valleys, wall junctions and gutters that were not part of the original roof. Photographs of a stain after a storm help relate the concern to a particular connection.
03
A replacement window can have a localized leak even when the rest of the house is dry. Record which wind or rainfall conditions preceded staining; one affected opening does not imply whole-home contamination.
Where we test in Leesburg, and what to tell us
West Market Street neighborhoods
For an older detached house or a converted building, identify cellar access and the boundary between original construction and additions. Bring a record of repointing, waterproofing or interior wall finishes if the concern began after that work.
North King Street and Vinegar Hill
Where a house has been extended or divided into separate spaces, explain the present layout and who controls access. A stain near a former exterior wall may warrant looking at the adjoining roof or plumbing route.
South King Street and Town Branch area
Describe the individual site's drainage and any known water entry. Proximity to a watercourse does not establish an indoor problem; the timing of dampness, pump use and repairs is more useful for the visit.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.
Va. Code section 55.1-703. Current as of September 2026. General information, not legal advice.
A standard visit uses accessible observations and agreed air or surface sampling. It does not include removing plaster, drilling into historic fabric or pulling off trim. Describe delicate finishes and inaccessible spaces before booking so the scope and limitations are clear.
Explain where the odor is strongest and whether water is visible. Mold Plus adds a moisture and thermal evaluation to testing one targeted area. Broader concerns across several floors may warrant discussing Advanced. The office can help match the option to the question.
No. Neither building age nor district status establishes a mold condition. A known leak, a persistent odor or a particular surface concern is more informative. If visible growth already identifies a moisture problem, discuss whether sampling would add useful information before purchasing it.
Yes. Share the finish date, materials installed and any prior water history. Explain whether the concern is in the finished room, an adjoining utility area or both. Results describe the agreed accessible areas and do not certify concealed wall cavities.
