Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

The Fairfax County Park Authority's account of the Oakton Schoolhouse describes a building repurposed more than once: built in 1897 as the third school in the Oakton community, expanded in 1904, then converted after 1914 into apartments, a private residence, and later a retail store. That same account notes a community effort moved the building in 2007 rather than let it be demolished. The pattern it describes, a structure adapted for new uses over decades, appears in the houses around it too, where additions and conversions are common.
For a single-family house in Vale Valley Estates or Foxvale, tell us about the crawlspace and any addition built since the original construction; wooded and larger lots here mean roofline and drainage details vary house to house. In Tattersall, describe whether the concern is in a townhouse or a single-family section, since the two sit close together with different construction. In an older, established section such as Blakelee, mention any conversion or expansion the house has gone through, since older Oakton properties were sometimes altered more than once.

01
A house or building that changed use over the decades, from residence to store and back, may have layered repairs behind its walls. Describe any known conversion history and where a stain or odor sits relative to an old addition.
02
On a larger wooded lot, one side of the house may stay shaded and slower to dry than the other. Describe which side the concern is on and whether downspouts direct water away from that side of the foundation.
03
Where a townhouse row sits next to older single-family construction, party walls and individual roofs behave differently from one another. Identify which type of building is affected and whether a neighboring unit has already reported a similar concern.
Where we test in Oakton, and what to tell us
Vale Valley Estates, Foxvale
On a wooded or larger lot, identify the crawlspace access point and describe how close mature trees sit to the foundation. Roofline and drainage details can vary widely even between neighboring houses on similar-sized lots.
Cinnamon Ridge
For a house here, describe which rooms were finished or altered after the original construction and whether the layout includes an addition. Trails and parks nearby can keep some yards shaded and slower to dry after rain.
Tattersall, Blakelee
In a townhouse or an older established home, tell us whether a wall is shared with a neighbor and what changes the house has gone through since it was built. Access near a shared or tree-lined street may need advance notice.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.
Va. Code section 55.1-703. Current as of September 2026. General information, not legal advice.
If the concern stays inside the converted space, that space is one targeted area: Mold Basic samples it and Mold Plus adds the moisture and thermal evaluation there. Describe the addition's age relative to the main house and how the two connect. If evidence runs back into the original house, the agreed scope can widen to follow it.
Some do. If your property relies on a well or septic system, mention it when you call so the technician understands what is accessible near the foundation. The scope of a visit is based on your description of the concern rather than on lot size or location.
It can be useful background. Describe what you know about past conversions, additions or renovations, and when they happened relative to when the current concern appeared. The technician still scopes the visit around the specific room or area you describe, not the building's full history.
No, not without that owner's cooperation. A visit documents your own unit and any areas you can access. If you suspect a shared wall or plumbing line is involved, describe that when you call, and the office can advise on what additional access might help answer the question.
