Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.
4.9 rating, over 4,000 reviews NAMRI-certified inspectors Serving Anne Arundel County
Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Severna Park's history reaches back further than its town charter, and one marker of its growth appears in the Maryland State Archives chronology of Anne Arundel County: Anne Arundel Junior College held its first classes at the local high school in September 1961. The Severna Park Museum also points to Dawson's Corner, at Baltimore and Annapolis Boulevard and McKinsey Road, as one of the community's longest-running commercial centers. Waterfront lanes and inland streets nearby grew at different times, which matters when describing a damp room.
For a waterfront home on Round Bay or Linstead on the Severn, describe any dock, bulkhead or crawlspace access affected by tidal conditions, and note whether the lower level has ever taken on water. In Chartwell or Ben Oaks, an older or renovated house may center on a finished basement or an addition, so identify which parts were built when. Severndale and Cape Arthur properties nearer the trail and inland streets may focus on a bathroom stack, attic or crawlspace instead of a waterfront concern.

01
A waterfront lot on the Severn or Magothy side may have a bulkhead, dock or boathouse connected to the main structure. Describe the condition of that connection and whether storm water has reached the lowest floor, since tidal action differs from ordinary rainfall runoff.
02
A larger house that has been renovated over time may have a basement finished well after the original construction. Identify what was changed, what remains of the original foundation surface, and whether an odor began before or after the renovation work.
03
Some of the community's older houses have a porch that was later enclosed and finished as living space. Describe when that work was done and whether the floor or wall covering differs from the rest of the house, since the transition point is often where a concern first appears.
Where we test in Severna Park, and what to tell us
Round Bay, Linstead on the Severn
In these waterfront communities, describe the elevation of the lowest floor and any history of water entering during storms or high tides. Bring details of a dock, bulkhead or pump system if one is present.
Chartwell, Ben Oaks
For a larger or renovated home in this area, identify which sections date to the original construction and which were added, and describe any basement finishing completed after a known water event.
Severndale, Cape Arthur
Along these tree-lined streets, describe crawlspace access, attic ventilation and any bathroom or laundry area where a stain or odor has appeared. Note whether the property has community beach or trail access nearby.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.
EPA sampling guidance; Montgomery County radon guidance. Current as of September 2026. General information, not legal advice.
Describe the lowest floor's elevation and any history of storm or tidal water reaching it. Think of Walk & Talk as a consultation without laboratory samples, Mold Basic as a single targeted area tested directly, and Mold Plus as that same area paired with a moisture and thermal evaluation. A concern tied to the dock or bulkhead itself falls outside a structural mold visit.
No. Elevation, grading and individual maintenance vary even along the same shoreline. Describe your property's specific history, including any past flooding, pump operation or repair work, and the visit will be scoped to what you can show and describe rather than to the waterfront generally.
A detached structure can sometimes be included if you describe its use and condition when booking. Identify how it connects electrically or structurally to the main house, and mention any water history specific to that building. The agreed scope will state which structures are covered.
Not automatically. Describe when the finishing occurred, what was installed over the original foundation, and whether any water history predates or follows that work. That timeline helps the technician understand what the finished surfaces might be concealing and where sampling, if used, would be most useful.
