What we check

We review the finished home’s accessible systems and components within the agreed inspection scope.

Roof, exterior & grounds

Accessible roof covering, flashing, gutters, siding, attached garage, grading and drainage.

Structure, attic & foundation

Visible structural components, foundation, basement or crawlspace, attic ventilation and insulation where accessible.

Electrical systems

Accessible outlets, GFCI protection, circuit breaker panel and smoke detectors within the agreed scope.

Plumbing & water heater

Accessible fixtures, faucets, supply and drainage components, and the installed water heater.

Heating & cooling

Accessible heating, cooling and distribution components, with operational checks where conditions permit.

Interiors & built-in appliances

Doors, windows, walls, ceilings, floors, kitchen and laundry areas, with installed appliance checks where conditions permit.

Concealed work, incomplete installations, utility status and unsafe access can limit the inspection. This is not a structural engineering assessment, code certification, warranty decision or replacement for required permit inspections.

New-home closings across Fairfax County

A new unit in Reston or Tysons needs different access planning from a detached home in Great Falls or Fairfax Station. Share the exact address, property type and closing date so we can confirm the inspection scope and coordinate a visit while there is time to review the findings.

Coordinate final inspections and your visit

Fairfax County’s required building and trade inspections are arranged by the permit holder through PLUS. Ask your builder about the final-inspection schedule and site readiness. Our independent buyer inspection is separate from those approvals.

Confirm the property’s jurisdiction

Fairfax City and Falls Church City are separate from Fairfax County. Within the county, a site in Herndon, Vienna or Clifton may also involve town approvals. Provide the exact property address and ask your builder which authorities apply.

Common questions

Which Fairfax County communities do you cover?

We serve communities including Reston, Herndon, Chantilly, Centreville, McLean, Great Falls, Tysons, Vienna, Oakton, Fair Oaks, Annandale, Burke, Springfield, Fairfax Station and Lorton. Send your exact address so we can confirm coverage and access.

How far before settlement should I schedule?

Contact us when you have a closing date. Plan the visit when the finished home is ready and safely accessible. Allow 24–48 hours for the photo report, plus time to review it and discuss the findings with your builder before closing.

Is Fairfax City the same inspection jurisdiction as Fairfax County?

No. Fairfax City and Falls Church City are independent jurisdictions. A Fairfax mailing address alone does not settle the jurisdiction. Provide the exact site address and confirm required approvals with your builder or the applicable authority.

What about a new condo in Reston or Tysons?

Provide the building and unit number, builder entry permission, parking and any elevator arrangements. Agree the unit and any exterior or common-area scope in advance. Shared systems and restricted areas may require separate access and scope arrangements.

How much will my inspection cost?

Pre-settlement inspections start from $350. Final pricing depends on property type and square footage. Share the Fairfax County address, home size and settlement date so we can confirm the price, scope and appointment availability.

Will the report require my builder to make repairs?

The report records observed concerns and photographs to support your discussion. Repair responses, warranty coverage and deadlines depend on your agreement and applicable warranty terms. Ask the builder to confirm agreed work and dates in writing.
