What we check
We review the finished home’s accessible systems and components within the agreed inspection scope.
Roof, exterior & grounds
Accessible roof covering, flashing, gutters, siding, attached garage, grading and drainage.
Structure, attic & foundation
Visible structural components, foundation, basement or crawlspace, attic ventilation and insulation where accessible.
Electrical systems
Accessible outlets, GFCI protection, circuit breaker panel and smoke detectors within the agreed scope.
Plumbing & water heater
Accessible fixtures, faucets, supply and drainage components, and the installed water heater.
Heating & cooling
Accessible heating, cooling and distribution components, with operational checks where conditions permit.
Interiors & built-in appliances
Doors, windows, walls, ceilings, floors, kitchen and laundry areas, with installed appliance checks where conditions permit.
Concealed work, incomplete installations, utility status and unsafe access can limit the inspection. This is not a structural engineering assessment, code certification, warranty decision or replacement for required permit inspections.
Closing on a new home in Reston
For a new home near Town Center, Wiehle–Reston East or one of Reston’s village centers, share the exact building, lot or unit number. Coordinate our visit with the builder’s walk-through so you have time to read the report and ask about next steps before closing.

Arrange access to the right spaces
For a condominium or townhouse, include the unit entrance, parking instructions and any elevator or entry arrangements. Identify which areas belong to your purchase; shared roofs, utility rooms and other common areas need agreed scope and authorized access.
Keep the approvals separate
Your inspection report documents observed conditions for you. Required Fairfax County building and trade inspections are a separate process arranged by the permit holder. Ask your builder about outstanding approvals and unfinished work before settlement.
Reston neighborhoods and access planning

For a townhouse or cluster property, identify the entrance and any shared exterior spaces you want to discuss before the appointment.
Town Center & Metro station areas
For a multi-unit building, include the building and unit, visitor parking, entry instructions and any elevator arrangements.

Common questions
Which Reston neighborhoods do you serve?
We serve Reston, including Lake Anne Village, North Point, South Lakes, Hunters Woods and Town Center. Send the full property address and lot or unit number so we can confirm coverage, scope and access.
When should I book before my Reston closing?
Contact us as soon as you have a settlement date. Arrange the visit when the finished home is ready and accessible, allowing 24–48 hours for the report plus time to discuss findings with your builder. Let us know if the closing or walk-through date changes.
What should I arrange for a Town Center or Metro-area condo?
Provide the building and unit number, the entry to use, parking and any elevator arrangements. Confirm builder permission and which unit, exterior and common areas are included. We can inspect only the areas within the agreed scope that are safely accessible.
How much does a pre-settlement inspection cost?
Pre-settlement inspections start from $350. Final pricing depends on property type and square footage. Share the Reston address, home size and settlement date so we can confirm the price, scope and appointment availability.
Does this replace the builder walk-through or county inspections?
No. It is an independent review for you, with written findings and photographs to take to your builder. The builder’s walk-through and required county inspections remain separate. Our report does not grant permit or occupancy approval or decide warranty coverage.
Can this inspection check work hidden behind drywall?
We inspect the finished home’s accessible systems and components. We cannot recreate the earlier open-framing inspection or see concealed work. Tell us about earlier inspection reports or specific concerns when booking.
Book before settlement day
