Pennsylvania inspectors must belong to a national association.

Pennsylvania issues no home inspector license, which is often reported as the state having no requirements at all. It is the opposite. The Home Inspection Law, 68 Pa.C.S. Chapter 75, defines a home inspector as a full member in good standing of a national, not for profit home inspection association, and sets what such an association has to require before granting that membership: more than 100 inspections performed or participated in, and a pass in an examination administered by an independent third party. ASHI and InterNACHI both meet that bar, and our inspectors hold credentials from both. The same chapter expects an inspector to carry errors and omissions coverage. Asking which association an inspector belongs to, and whether the membership is full rather than associate, is the question that does the work a license number would do in another state.

How do I find out if my Pennsylvania address is in your service area?

What does a full home inspection in Pennsylvania cover?

A full inspection covers the roof, exterior, foundation, structure, electrical panel and wiring, plumbing, and heating and cooling systems, along with insulation, ventilation and interior condition. We test for functional issues and safety concerns and note anything that looks altered or added onto over the years. You receive a written report describing what we found, room by room.

Do you test for radon in Pennsylvania homes?

Yes. Radon is a naturally occurring gas that can collect in basements and lower levels regardless of a home's age or price point, and levels can differ from one house to the next even on the same street. We place a monitor for a short continuous test and provide the reading in your report. If a level comes back elevated, mitigation is a separate step handled by a mitigation contractor.

How soon do I get my inspection report?

Report delivery runs 24 to 48 hours after the inspection is complete, so you have it in hand before most contract deadlines. The report includes photos and clear descriptions of anything found, organized by system and area of the home. If you have questions about anything in it, you can call our office and go through it with an inspector directly.
