Where moisture can hide in Prince George's County homes

Prince George's County built outward from the District line. Chillum, Landover and Suitland filled in first, followed by the university town of College Park and the planned community of Greenbelt along the Route 1 and Beltway corridors. Bowie and Laurel grew up around older rail and mill settlements before spreading into newer subdivisions to the north and east. Clinton and Fort Washington, toward the county's southern reach, still mix old farm crossroads with newer construction. A booking anywhere in the county starts with the house's age and where the water already runs.

The county's own soil conservation district lists the Christiana soil complexes and the Marlboro Clay formation among the ground with severe limitations for foundation work, and warns against letting water pond above that clay because it can speed slope failure. Both are widespread across the county, not confined to one community. On that ground, a finished basement, a crawlspace under a rambler, or a townhouse party wall gets the closest look, along with the grading beside the foundation and whether a sump pit has kept up during heavy rain.

Marlboro Clay and the Christiana soils

The county's soil conservation district lists the Christiana complexes and the Marlboro Clay formation among the ground with the most severe limitations for foundation work, and it runs through many parts of the county rather than one corner of it. Cracked slabs, sticking doors and a foundation wall that has visibly shifted are the pattern on that ground, and the report notes which rooms actually tested positive rather than assuming the whole house did.

Storm drains along the Anacostia's headwater streams

Chillum, Landover and Suitland sit inside the Anacostia River's headwaters, where older storm drains and narrow floodplains keep some yards wet well after a normal rain. A downspout that empties two feet from the foundation or a window well that fills during a storm gets photographed as part of the visit, and the report notes the grading exactly as it was found.

Garden apartments beside the county's Metro corridors

College Park, Greenbelt, Suitland and Landover all carry garden apartment buildings built up around the Metro corridors that reach into the District. A leak on an upper floor can travel through a shared chase to a unit below, so samples are taken on both floors when the stain does not match the unit's own plumbing.

Does an older house in the county need a different scope than a newer one?

Not automatically. An older house near an original crossroads or rail stop may carry more additions and repairs, which changes what a technician needs to see, but a newer subdivision house can have its own grading or plumbing problems. The visit is built around the specific room and history described at booking, not the decade the house was built.
