Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

College Park grew up around the Maryland Agricultural College, founded in 1856 and later renamed the University of Maryland, according to the city's own account of its history. That same account credits the Wright Brothers with choosing College Park for a 1909 airfield, and lists early neighborhoods including Lakeland, Berwyn, Branchville and Calvert Hills that grew up around the campus and streetcar line. A campus-adjacent rental, a Lakeland bungalow and a Calvert Hills house from a later decade were not built the same way.
For a University Boulevard rental near the College Park campus, identify your unit or floor, roommates' access and any plumbing shared with neighboring units. In Lakeland, Berwyn or Old Town, describe the structure's age as you understand it, crawlspace access and past additions. In Calvert Hills or Hollywood, bring details on porches, garages and any basement finished after the original construction. This page also covers many rental properties, so tell us who can grant access to the unit ahead of the scheduled visit.

01
A rental unit near the university can change occupants every year, so a prior tenant's repair or leak may go unmentioned. Ask the property manager for maintenance records and describe what current occupants have noticed.
02
Early College Park neighborhoods grew alongside a streetcar line, and a house from that period may carry additions built well after the original construction. Identify which section came first and where a concern appears relative to that line.
03
A bungalow-style house often sits on a crawlspace rather than a full basement beneath it. Describe access points, ground cover and any standing water noticed after heavy rain before the technician's scheduled visit, including how the crawlspace is normally ventilated.
Where we test in College Park, and what to tell us
Old Town and Calvert Hills
For an established house in either neighborhood, identify additions, porch enclosures and crawlspace or cellar access. Note whether a stain follows a particular roofline junction, window or door, and describe any recent exterior repair work.
Berwyn, Branchville and Lakeland
Across these earlier neighborhoods, describe the home's construction as you understand it and any past flooding or plumbing repairs. A concealed connection between an addition and the original house is worth noting.
Daniels Park and Hollywood
In either neighborhood, identify additions, garages converted to living space and any basement finished after the original construction. A nearby rental unit may need the property manager's involvement before the visit, especially for shared driveways or utility areas.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.
EPA sampling guidance; Montgomery County radon guidance. Current as of September 2026. General information, not legal advice.
Describe the specific room or area of concern and whether you rent or own the property. Walk & Talk provides a consultation with no laboratory component, Mold Basic addresses one defined area, and choosing Mold Plus adds a moisture and thermal evaluation of that same area. Tenants should coordinate access with the property manager before booking.
Construction methods varied across College Park's early growth, so age alone does not determine the right scope. Describe additions, crawlspace access and any water history you know of. The technician evaluates the specific rooms you describe rather than assuming every early neighborhood house is built the same way or from the same materials.
Yes, though we recommend confirming with your landlord and housemates first, since the visit and any resulting repairs can affect shared spaces. Describe which room concerns you and who has scheduling authority for the unit. The report describes the agreed scope regardless of how many people live there or share the lease.
Yes. Age alone is not evidence of a concern. Describe what you have observed, such as a stain, odor or past water event, and any known construction history. The visit and any sampling address the specific area described rather than treating an older home as a default finding or a known outcome.
