For a shaded lot, photographs of overflowing gutters may be useful, but canopy alone does not mean there is an indoor mold problem. In an older house, bring details of additions and any basement waterproofing. In a rebuild, construction and drying records can matter more than age. The evaluation should connect what is visible today with the repairs, humidity patterns and water events at your specific address.

Wildwood and the recent rebuilds
For a rebuild or expanded house, identify HVAC zones and finished lower levels. Ask how moisture was checked before recent walls and floors were closed.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County's home-sale rules generally require a radon test for covered single-family sales, with listed exceptions. Ask your agent to confirm the requirement for the particular Bethesda property and whether an existing test qualifies. Mold testing addresses a different question; discuss both services when scheduling if they fit your transaction.
Ask about the assessor's training, relevant experience, laboratory methods and written scope. Independence from remediation is also useful to understand. A Bethesda testing report should identify what was sampled and what the results can support; a certification or laboratory result is not a guarantee about every area of the house.
A rebuilt house can have a specific concern if materials were wetted or a repair concealed dampness. Ask for construction and drying records and point out any stain or odor. Without a defined concern, routine sampling may add little. An evaluation should consider the actual building rather than infer a problem because it was rebuilt.
If the question could affect a purchase decision, discuss access and timing with your agent while contractual options remain available. A later assessment can still help investigate a maintenance concern.
