Home/Mold Testing/Rockville, MD
Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.
4.9 rating, over 4,000 reviews NAMRI-certified inspectors Serving Montgomery County
Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Rockville's neighborhood plans cover areas including Twinbrook and the West End alongside later development. For testing, the useful distinctions are the type of home, affected floor and repair history, rather than a presumed defect shared by the neighborhood.
For a Twinbrook house with a finished basement, describe when it was finished and any known water entry. For a Town Center unit, arrange building access and identify leaks reported in adjoining spaces. In King Farm or Fallsgrove, a concern near a window or roof connection can be scoped to that location. An independent report records the observations and samples from your visit; it does not replace investigation of inaccessible areas.

01
A wall finished after construction can conceal prior staining. Leak records and accessible foundation edges help define the scope of a basement evaluation.
02
Ground sloping toward a house may concentrate runoff. Observe the actual direction of drainage rather than assuming that settlement affects every property the same way.
03
In attached homes, a plumbing route can cross a unit boundary. Sampling one room does not establish the source or the condition of neighboring units.
Where we test in Rockville, and what to tell us
Twinbrook, West End
For a Twinbrook or West End house, point out later basement finishes and additions. Current moisture evidence matters more than an assumed foundation or construction date.
Rockville Town Center
For a Town Center apartment, identify the affected unit and any common-area access required. Reports of plumbing incidents elsewhere in the building can provide useful context.
King Farm, Fallsgrove
For a King Farm or Fallsgrove home, tell us about shared walls and exterior maintenance. A specific stain should be investigated on its own evidence.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.
EPA sampling guidance; Montgomery County radon guidance. Current as of September 2026. General information, not legal advice.
A visit before an offer may be possible with the seller's permission and available scheduling. A Walk & Talk is a consultation without laboratory samples. Explain the concern and confirm access arrangements with your agent. The visit is a limited service, so it should not be mistaken for a complete home evaluation or a contingency decision.
Montgomery County publishes radon-testing requirements for covered single-family home sales, with exceptions and rules about eligible tests. Confirm applicability for the Rockville transaction with your agent or the relevant authority. Mold and radon are separate services, and combining appointments depends on the property's needs and scheduling.
Discharge beside the wall is worth investigating, particularly if dampness follows rain. Document where runoff goes and ask a suitable contractor about drainage corrections. It may be one contributing factor rather than the entire cause. Persistent odors or damage can require further evaluation even after a downspout is extended.
An air sample measures what was collected at that location and time; a surface sample examines material from a selected patch. Neither alone maps all concealed growth or establishes a health-based safe level. In a Rockville home, the technician should connect the chosen sample to the concern, accessible evidence and purpose of the visit.
