Lansdowne's own community history describes the area's development on former plantation land beside the Potomac River. Virginia's Department of Historic Resources records a different layer of that past at Belmont, where a Federal style manor house was built between 1799 and 1802 and later stood vacant under corporate ownership before its grounds became a country club in the 1990s. Lansdowne's newer sections were built around golf courses and river access, so a lower level near the water and a room near that older house face different conditions.
For a home in River Creek or Lansdowne on the Potomac, describe the lower level's relationship to the river, including elevation, past flooding and any sump or drainage system. Near Belmont Country Club, identify whether the residence is a newer build close to the historic manor grounds or a golf course lot, and note any irrigation feature nearby. In The Village at Leesburg, a unit may share a roof, wall or mechanical room with a business or neighboring residence; describe that layout. Grading and drainage were reshaped when golf-course homes were built around the older Belmont house. Describe how your lot's grading directs water, whether a nearby fairway or pond sits close to the foundation, and when your section of the community was completed if that is known.

A lower level that opens toward the Potomac has more exposed wall and door area than a fully below-grade room. Describe the distance to the water, any past flooding or high-water mark, and whether a sump system already manages groundwater.

Yes. Describe which walls, floors or ceilings are shared with a neighboring unit or a ground floor business, and whether you have access to those adjoining spaces. The visit addresses your unit's accessible areas; a concern that appears to originate next door may need cooperation from that owner or the building manager.
Proximity to a golf course does not by itself predict conditions inside a house. Irrigation timing, grading and gutter discharge near your specific foundation matter more. Describe any irrigation head, low spot or drainage pattern close to the house, and the technician will assess the accessible property rather than the surrounding landscape.
Note the elevation of that level relative to the yard and the river, and describe any past water entry, sump pump operation or musty odor. Mention whether the space is finished, and how long ago any flooring or drywall was installed, since newer finishes can limit what is visible during the visit.
