Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

Fairfax County's history of the Laurel Hill site in Lorton records a Progressive-Era prison campus built in the early twentieth century, with colonial-style courtyards and handmade brick made by inmates rather than a walled penitentiary. That same history notes the county took title to the roughly 2,324-acre property in 2002 and adopted a master plan in 2010 to guide its reuse. That layered history, farmland, a prison, then a planned neighborhood, sits under Laurel Hill and helps explain why Lorton mixes very different construction eras.
In Laurel Hill, tell us whether the affected building is one of the adapted historic structures or new construction nearby, since the two can share a site but not a construction method. For a townhouse or single-family home in Lorton Station or Crosspointe, describe any addition and the crawlspace or basement access point. Toward Mason Neck or Gunston Cove, a property near the Potomac may rely on a well or septic system and sit closer to tidal water; mention either if it applies to your address.

01
A building reused from the former prison campus may have different wall assemblies than new construction nearby on the same site. Describe your building's known renovation history and whether the concern is in an original or added section.
02
On a property near Mason Neck or Gunston Cove, a well pump room or wellhead area can hold moisture differently than a home on public water. Note the equipment's location and any recent service before the visit.
03
A newer home built near Laurel Hill's historic core may still be under a builder warranty. Note your closing date and describe any window, roof or foundation repair already made since move-in, along with where the concern was first noticed.
Where we test in Lorton, and what to tell us
Laurel Hill
Identify whether the affected structure is one of the adapted historic buildings or new construction added to the site. Renovation records and the construction date of your specific building are more useful than the site's general history.
Lorton Station, Crosspointe
For a townhouse or single-family home, describe the crawlspace or basement access and any addition built since the original construction. Community amenities like a pool or clubhouse are managed separately from an individual home's visit.
Mason Neck, Gunston Cove
On a property near the Potomac, mention whether the home relies on a well or septic system and describe any history of tidal or high-water events. Distance to the water alone does not indicate a moisture concern.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.
Va. Code section 55.1-703. Current as of September 2026. General information, not legal advice.
Say whether the building is one of the adapted historic structures or newer construction on the same site, and where the concern sits inside it. A single room or wall is a targeted area for Mold Basic, with Mold Plus adding the moisture and thermal evaluation. Adapted masonry buildings can hide older layers behind new finishes, so describe what was kept during the conversion.
Tidal proximity alone does not indicate a moisture concern, but tell us about any high-water events, well or septic details, and how the lower level or crawlspace has performed after storms. That history helps the technician plan an accessible, targeted visit rather than assume a condition from the address alone.
Often, if both areas are accessible and you describe how they connect. Identify where the original structure ends and any addition begins, and mention which section shows the reported concern. The agreed scope can expand if evidence found in one area points toward the other.
It depends on the unit's own construction, so describe whether you share a wall with an adjoining townhome and where any stain or odor appears relative to that wall. A single-unit visit can document your own home; confirming a shared source usually requires the neighboring owner's direct cooperation.
