Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.
4.9 rating, over 4,000 reviews NAMRI-certified inspectors Serving Prince William County
Four options, depending on how much of the home you need looked at. Not sure which one fits? Start with the thirty minute visit and a technician will tell you what is actually worth testing. Decide to test while they are there and the visit is written up as a Mold Plus.

For a Woodbridge appointment, identify the neighborhood and whether the concern involves a crawlspace, basement or upper-floor room. Dale City, Lake Ridge and communities toward the Occoquan and Potomac have different buildings and site conditions.
If a basement has flooded, start with records of the water event and the work done to control it. If the concern is an odor without visible wetting, describe when it appears and what has already been checked. A river address does not diagnose groundwater intrusion. Roof leaks, plumbing, drainage and humidity remain separate possibilities that should be evaluated against the condition of the individual property.

01
Groundwater is one possible source of lower-level moisture. The relationship to rainfall and past drainage work can help a qualified professional investigate it.
02
An exposed-soil crawlspace may contribute moisture beneath a floor. Access, ground cover and the visible condition of framing are useful parts of the assessment.
03
Where a home uses a sump pump, service records and alarms help explain a water event. Pump operation does not replace investigation of other entry routes.
Where we test in Woodbridge, and what to tell us
Dale City, Lake Ridge
For a home in Dale City or Lake Ridge, describe any crawlspace and later basement finish. Access and the history of actual water entry guide the investigation.
Occoquan, River Oaks
Near Occoquan or River Oaks, bring records of recurring seepage or exterior drainage work. Proximity to a waterway does not establish the source of an interior stain.
Belmont Bay, Port Potomac
For a Belmont Bay or Port Potomac home, identify lower-level rooms and any shared-building responsibilities. Evaluate the property's drainage and maintenance rather than assuming a high water table.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.
Va. Code section 55.1-703. Current as of September 2026. General information, not legal advice.
Address the recurring water problem promptly. Assessment can help define an unresolved concern, but sampling does not repair drainage or dry materials. Keep records of water entry and restoration work. If follow-up testing is appropriate, agree on the timing and question with the assessor rather than using a sample as a guarantee against future growth.
Woodbridge and Prince William County are within our Virginia service footprint. Enter the property's full address in the scheduler to check the available service and appointments, or call about access and a special scope. The appropriate package depends on the building and concern rather than county coverage alone.
No. Proximity to the Occoquan or Potomac does not determine whether a particular home has indoor mold. Drainage, building condition, humidity and actual water events matter. If you are evaluating a property near the water, request its water-entry and repair history and investigate the concern at that address.
Request the scope of remediation, invoices, drying records and any independent post-remediation assessment. Ask what materials were affected and what was done to prevent more water entry. If documentation is incomplete, discuss an appropriate verification scope. A new sample cannot replace every missing record or guarantee that the problem will never recur.
