The Greater Olney Civic Association traces the settlement to a 1760 house that gave the area its first name, Fair Hill, and to an 1800 house called Olney that later lent its name to the community. That same history records a post office, a Quaker school and a turnpike toll gate clustered at the same crossroads through the 1800s. Montgomery Planning's 2005 master plan describes a low-density community wrapped around that historic center today, with agricultural land protected at its edges and newer neighborhoods filling in between.
For a home near Olney's historic crossroads, describe whether the lower level is original to the house or part of a later addition, and identify any crawlspace access. In Fair Hill Farm or The Reserve at Fair Hill, newer construction should come with the completion date and any known window or roof repair. Near Lake Hallowell, note the lot's elevation relative to the shoreline and any history of standing water. For a rural-edge property with a well and septic system, describe the well house location and recent service history relative to the area of concern.

01
A lot backing to a protected stream buffer or wooded conservation area can hold moisture longer than an open yard. Describe how close the tree line sits to your foundation, whether gutters discharge toward that buffer, and if dampness follows wet seasons rather than a single storm.
02
A house built on former agricultural land may sit on fill or graded soil that drains differently than the surrounding area. Describe any settling, cracking or standing water near the foundation, and note the home's approximate completion date if known.
03
Homes built under a clustered development pattern often share a drainage easement or retention area rather than each managing its own runoff. Identify the nearest shared drainage feature to your lot and describe whether dampness follows its water level or recent maintenance.
Where we test in Olney, and what to tell us
Fair Hill Farm and The Reserve at Fair Hill
These newer sections were built on land within the historic Fair Hill area. Bring the home's completion date and describe any known window, roof or plumbing repair, along with whether the lower level is a basement or slab foundation.
Lake Hallowell
A property backing to Lake Hallowell sits at a different elevation than one merely nearby, so describe how far the yard slopes toward the water. Note any dock, bulkhead or drainage easement near the house, and mention when a finished lower room was completed.
Olney Mill, Norbeck Grove and Tanterra
These established neighborhoods mix single family homes of varying construction dates. Identify crawlspace or basement access, describe any addition built after the original house, and note recent grading or drainage work near the foundation.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.
EPA sampling guidance; Montgomery County radon guidance. Current as of September 2026. General information, not legal advice.
Mold Plus adds a moisture and thermal evaluation of the targeted area alongside the laboratory sample, which can help explain a pattern before results return. Describe the stain's location, size and how long it has been there, and the office can confirm whether Mold Basic or Mold Plus fits what you have observed.
A septic system is not part of a standard visit, but its drain field location matters if it sits near the area of concern. Describe the field's distance from the house, any recent service or backup, and whether dampness appears near where a plumbing line exits the building toward the system.
Rezoning itself does not change conditions inside an existing house, but nearby construction can affect drainage temporarily. Describe any grading or building activity near your property and whether a concern appeared only after that work began. That timeline helps the technician consider construction related causes alongside others.
Describe the ground cover, any standing water you have seen, and how the crawlspace is vented. Note whether the home is on the newer or earlier side of the section's construction, and mention any recent plumbing or HVAC work performed in that space before the visit.
