Mold testing
Samples taken in your home, analysed by an accredited laboratory. We do not sell remediation, so the report has nothing to sell you.

Severn grew up around a rail stop rather than a courthouse square. The Odenton Heritage Society's history of the area records Severn Run as one of the rural stops served by the Washington, Baltimore and Annapolis Electric Railroad starting in 1908, and it credits the 1917 founding of Camp Meade, later Fort George G. Meade, as a lasting driver of growth nearby. That layered growth, from rail stop to base town to newer planned neighborhoods, means a damp room can trace to very different decades of construction.
For a home in Piney Orchard or Jacobs Forest, describe whether the concern involves a shared wall, a clubhouse-adjacent unit, or an attached garage, and note any association-managed exterior work. In Severn Woods or Disney Estates, tell us about crawlspace access, additions, and any enclosed porch built after the original house. In Elmhurst, where older and newer houses sit close together, identify the section and approximate age of the affected home rather than assuming one standard. If a household includes someone stationed nearby, note whether the address is a rental, since access and paperwork can differ from an owner-occupied visit.

01
In a townhome close to a pool, clubhouse or other shared amenity, note whether recent exterior repairs were made by the association and who authorized them. A neighboring unit's plumbing or roofline can affect a shared wall in ways a single owner cannot fully document.
02
A house near the older rail corridor may have gained a rear room, a porch enclosure or a bathroom addition over time. Describe when each change was made and whether the affected area follows the original foundation or the newer one.
03
A house or rental near the base boundary may have had several short-term occupants and uneven maintenance records. Describe who last addressed a leak or stain, and whether the current occupant or a property manager can authorize access to a crawlspace or utility area.
Where we test in Severn, and what to tell us
Jacobs Forest, Piney Orchard
For a townhome or a unit near shared amenities, describe whether a neighboring wall or a common area is involved. Note any association-managed exterior work and whether the affected room sits above or below grade.
Severn Woods, Disney Estates
On a larger established lot, identify crawlspace access, additions built onto the original house, and mature trees close to the foundation or gutters. A room finished long after construction can hide the original wall surface behind it.
Elmhurst
Where older and newer houses sit close together, identify the section and approximate construction era of the affected property. A shared driveway, an added carport, or a converted porch may be more relevant than the surrounding area's overall age.
No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.
For a Maryland property, define the question before ordering samples: a particular stain, persistent odor, water event or follow-up after repairs. Keep dated observations and laboratory findings with the repair history. A report does not determine health risks, insurance coverage or legal responsibility. Montgomery County also publishes separate radon requirements for covered home sales; confirm which rules apply to your transaction.

Mold Basic tests one targeted area you can already point to, such as a specific wall or floor. Mold Plus adds a moisture and thermal evaluation of that same area, which helps when the cause is not yet clear. Describe the room, any recent leak, and what you have already observed, and the office can help match the visit to your situation.
Yes. Tell us whether you are the leaseholder or a property manager handles access, since permission can differ from an owner-occupied visit. Describe the unit's exact address and the specific area of concern. A landlord or housing office may need to arrange access or receive a copy of the results, so mention that when scheduling.
A shared wall can complicate locating a source, since a concealed connection may extend into a neighboring unit. Describe which side the stain or odor is on and whether you have discussed it with the adjoining owner. The visit can address your accessible unit, and coordinating access next door may be a separate step if evidence points that way.
Identify whether the addition has its own foundation or ties into the original house, and describe where staining or odor appears relative to that seam. Photographs of the roofline and any past repair invoices are useful. The technician can then scope the visit to the room in question rather than the entire house.
