Where moisture can hide in Tysons homes

Fairfax County's own planning timeline for Tysons describes a place remade by decision rather than slow growth: the Board of Supervisors adopted a Comprehensive Plan amendment in 2010 to guide Tysons from a suburban office and retail node toward a walkable urban center built around its Silver Line stations. That plan has since been amended for projects such as bus rapid transit along Route 7. A high-rise condominium finished under one plan revision and a detached house on an older nearby street can have very different construction behind their walls.

In a high-rise condominium or apartment building, ask your property manager which floor and stack the concern is on, and describe any window, balcony or mechanical-room history nearby; shared plumbing and ventilation routes are common in these buildings. On an older detached street such as Pimmit Hills, a crawlspace or basement and any addition since the original construction are the more useful starting point. Recent construction finished during an active phase of the Tysons plan may still carry a builder warranty, which is worth mentioning when you call.

01

High-rise stacks and shared chases

In a condominium tower, bathrooms and kitchens on different floors often share a vertical plumbing chase. A stain below a neighboring unit may originate several floors away, so describe the exact floor and stack when arranging access with the building.

02

Recent construction under active phases

A unit finished during one phase of the Tysons redevelopment may still be under builder warranty. Note the completion date on your closing documents and describe whether a window, roof or balcony seal has needed repair since move-in.

03

Older streets beside new towers

A detached house on a street that predates the high-rises nearby may have a crawlspace or an addition the newer buildings do not. Describe the house's own repair history rather than assuming construction methods match the towers next door.

Where we test in Tysons, and what to tell us

  • Tysons Corner, Tysons West, The Boro

In a high-rise condominium or apartment, identify the floor, the stack, and any nearby window, balcony or mechanical room history. Shared plumbing and ventilation routes mean the building manager may need to help arrange access to a common area.

  • Pimmit Hills

For a detached house on an older street, describe the crawlspace or basement, any addition built since the original construction, and where staining appears relative to the roofline. Individual repair history matters more than the surrounding area's age.

  • The McLean edge of Tysons

In a home or townhouse bordering Tysons, tell us whether the property was recently built or altered, and describe any grading or drainage changes near the foundation since construction finished.

We test. We never sell you the fix.

No version of your result is worth more to us than another one. If the report says you need work, you choose the remediator. A separate post-remediation assessment can document conditions after the work within its agreed scope.

Before you book in Virginia

Virginia's residential disclosure statement advises buyers to exercise due diligence, including considering a mold assessment conducted by a business following EPA guidance. Confirm the scope and timing with your agent before settlement. A laboratory sample documents a selected place and time; it does not certify an entire home as mold-free or replace advice about your transaction.

Mold testing in Tysons, answered straight

Which service fits a stained ceiling in a Tysons tower?

A ceiling stain in a tower unit is usually one targeted area, so Mold Basic covers the sampling and Mold Plus adds a moisture and thermal evaluation of that ceiling and the wall beside it. Describe the floor, the stack, and whether a bathroom or kitchen sits directly above. The building manager may need to help establish what is happening in the unit overhead.

Is a newly built Tysons condominium ever worth testing?

Yes, particularly if a window, balcony seal or roof detail has already needed a repair. Bring your closing date and any warranty correspondence. A visit can document current conditions in the specific area of concern; it does not certify that every concealed surface in a new building is dry.

My Pimmit Hills house predates the towers. What should I describe?

Tell us about the crawlspace or basement, any additions built since the house was constructed, and where a stain or odor was first noticed. The technician scopes the visit to your house's own history rather than to the newer high-rise construction happening across Tysons more broadly.

Can a Tysons condo visit include the building's shared pipes?

A visit can document your unit and any common areas your association makes accessible. Confirming a shared pipe as a source usually requires the building manager's cooperation and possibly access to another unit. Describe what you have observed, and the office can advise on arranging that access before the appointment.
