The walk-around

Roof, siding, grading, decks, the garage and the grounds first. The inspector photographs what they find as they go, so the report shows you exactly where each item is.

Systems and accessible spaces

The inspector checks accessible electrical, plumbing, heating and cooling components and operates equipment with normal controls when conditions allow. The report identifies areas that could not be inspected and any recommended follow-up.

Dumfries, charter to cul-de-sac

Dumfries traces its charter to 1749, when it sat directly on Quantico Creek, though the creek has since silted in and today's town sits mostly well back from that original waterfront. Established neighborhoods with mature trees, attached townhouse sections, and a single-level active adult community all fall inside the same small town, so the inspection is scoped to the specific house rather than to the town's long history.

Houses in these older sections sit under mature trees on larger lots than the newer parts of town, which means gutters and roof valleys shaded by canopy get particular attention during the visit. The inspection checks crawlspace or basement access and reads the foundation for signs of past water penetration, follows framing to where any addition ties into the original house, and opens the attic access to check insulation depth and ventilation. The electrical panel and a sample of outlets and switches are tested for grounding and GFCI or AFCI protection.

A Princeton Woods townhouse shares at least one wall with its neighbor, so the inspection reads that shared wall alongside the unit's own systems: plumbing supply and drain lines run under real pressure, the electrical panel and its breakers, and the heating and cooling system on its normal controls. Windows and doors are opened and closed, and the roof covering is checked from the eaves, noting where it connects to the roofline of the attached unit next door.

The inspector reads the shared wall alongside your unit's own systems, noting anything visible that suggests a connection to the neighboring unit, such as staining that follows the party wall. Your unit is inspected fully on its own merits: electrical panel, plumbing, heating and cooling, windows, doors, and interior finishes.
