The walk-around

Roof, siding, grading, decks, the garage and the grounds first. The inspector photographs what they find as they go, so the report shows you exactly where each item is.

Systems and accessible spaces

The inspector checks accessible electrical, plumbing, heating and cooling components and operates equipment with normal controls when conditions allow. The report identifies areas that could not be inspected and any recommended follow-up.

Prince William, river to ridge

Prince William County grew from two centers at once: the railroad towns of Manassas and Manassas Park anchored the middle of the county long before Woodbridge, Dale City and Lake Ridge filled in along the Potomac and the Occoquan. Gainesville and Haymarket, toward the Bull Run Mountains, carry the newest construction. The inspection starts the same way everywhere: the house's age, its foundation, and how the ground around it drains.

Crawlspaces above the water table

Toward the tidal Potomac and the Occoquan, roughly forty percent of the county sits on ground the county's own building department flags for extra engineering, including high groundwater and marine clay. A crawlspace built above that water table gets the closer look here: the inspection checks it for standing water and vapor barrier condition, reads the foundation walls for cracking, and traces grading and downspout discharge around the house. Sump pumps with accessible floats are tested, and any fill brought in to level a waterfront lot gets checked for how it actually drains.

Prince William County's own soil categorization puts about 40 percent of the county in categories that call for extra engineering, including high groundwater, marine clay, compressible soil and flood-plain ground.

Gainesville and Haymarket

New builds toward Bull Run

Construction around Gainesville and Haymarket sits on faster-draining ground than the clay closer to the Potomac, and it is also the newest housing stock in the county. The inspection still runs the full walkthrough: roof coverings and flashing, the electrical panel and its breakers, plumbing supply and drain lines under real pressure, heating and cooling on normal controls, and attic insulation and ventilation. Grading around a lot that has not fully settled gets particular attention, since a builder's rough grade does not always hold once landscaping goes in.

How do I check permit and inspection history on a Prince William County property?

The county's ePortal is the public system for permits, plans and inspections, and there is no fee for an account or for searching what is already on file. It is tied into the county's GIS, so records can be pulled up by address as well as by permit number. For deed and land records rather than permits, the Circuit Court Clerk's office keeps a separate index.

Are Manassas and Manassas Park part of Prince William County?

They sit inside the county's boundary but govern themselves separately, with their own city halls and their own permit records, so technically they are not part of the county. That distinction matters for where a permit history search looks, not for the inspection: the same inspectors, the same packages and the same pricing cover Manassas, Manassas Park and the rest of the county, so give us the full address and we will sort out the jurisdiction.

Some newer lots near Gainesville and Haymarket are not on public sewer. What does that mean for the inspection?

A home inspection does not test a well or a septic system, on a new lot or an old one; both are outside its scope. The inspector notes what is visible near a wellhead, pressure tank or septic cleanout and photographs it for the report, and we recommend confirming the well and septic requirements for the sale with the county health department. Water testing can be added to the same visit as a separate service.

Lake Ridge has houses, townhomes and apartment buildings all under one association. Does that change the inspection?

It changes what we need to know before the visit, not what gets checked once we arrive. Tell us the exact unit type when you book, since a single-family house, a townhouse and a condominium unit are inspected differently: the townhouse adds shared walls to check, and the condominium unit is inspected on its own systems while the building's roof and common areas belong to the association. Ask your agent whether the association keeps a reserve study, since that can flag issues a single visit will not catch.

Does new construction near Gainesville and Haymarket still need a full inspection?

Yes, and it is worth insisting on one. New construction still gets a full walkthrough: roof coverings, the electrical panel, plumbing supply and drain lines run under pressure, heating and cooling tested on their own controls, and the attic checked for insulation and ventilation. Builders finish on a schedule, and a punch list from the closing walkthrough does not catch everything a full inspection does. Ask whether a certificate of occupancy has been issued yet, since that affects what utilities are live for testing.
