03

Systems and accessible spaces

The inspector checks accessible electrical, plumbing, heating and cooling components and operates equipment with normal controls when conditions allow. The report identifies areas that could not be inspected and any recommended follow-up.

The walkthrough and the report

You see the main findings in the house itself. The written report follows online with photos, priorities and what to do about each item.

On attending. You are welcome for the whole visit or just the walkthrough at the end. The walkthrough is where most questions get answered, and your agent is welcome too.

Home inspections for King George properties

A King George home inspection should account for the house's layout, utility type, and any additional structures. For a cottage, converted porch, or house with a later addition, share what changed and when. The inspector documents accessible major systems and visible conditions, including limitations where a crawlspace, attic, or locked building cannot be reached.

Plan access to the whole house

For a King George house with a finished lower level or later addition, the inspection includes accessible foundation, framing, roof, electrical, plumbing, heating and cooling, and interior components within the agreed scope. Visible connections between the original building and later work can help explain where flashing, drainage, or system changes need attention. Tell us about known repairs before the visit.

Before the visit

Identify crawlspace and attic entrances, electrical panels, and equipment locations. Name every detached dwelling or other structure you want included when booking.

Cottages and converted living space

If a Fairview Beach cottage was adapted for year-round use, provide records for heating, insulation, plumbing, or enclosed porches. The inspector reviews visible components and observes crawlspace conditions and drainage where access is safe. The home report does not determine flood risk or include docks, bulkheads, or boat lifts under the standard scope.

Before the visit

Describe past water entry and any periods when the house was winterized. Confirm the utilities are available for normal operation and discuss any separate well or septic service in advance.

Home inspection questions in King George

Questions about cottages, crawlspaces, utilities, and additional dwellings in King George.

What does a home inspection in King George cover?

The agreed visual scope covers safely accessible structure, roof, exterior, electrical, plumbing, heating and cooling, interior, attic, and site drainage. The report describes observed conditions and areas that could not be inspected. Confirm the scope for a condominium, multiple units, or detached structures when booking.

What should I mention about a Fairview Beach cottage?

Describe any enclosed porch, added heating system, plumbing changes, seasonal shutdowns, and previous water entry. These details help the inspector plan access and understand visible findings. Flood risk and waterfront structures require separate evaluation.

Can a main house and a second dwelling be inspected together?

Tell us about both dwellings when booking so the scope, time, and access can be confirmed. Each included structure needs access to its own rooms, equipment, and electrical panels. A booking for the main house alone does not automatically include another dwelling.

What if the crawlspace is blocked or unsafe?

Tell the office before the appointment and clear the entrance if it is safe to do so. The inspector examines safely accessible areas and records limitations. Hidden or unreachable areas cannot be confirmed through a visual inspection.

Are private well and septic services part of the standard inspection?

They require separate scope. Confirm the utility type with the seller and ask the office about well-water testing or septic evaluation before booking. Bring available maintenance records and arrange access to visible equipment.

How should I prepare for a King George home inspection?

Identify the utility type, additions, known water issues, and every structure in the agreed scope. Clear access to the attic, crawlspace or basement, electrical panels, and mechanical equipment, and coordinate keys for separate buildings.
