The walk-around

West Park and the Garden District hold detached single family houses from Brambleton's earlier phases, built around community parks and landscaped common space. The inspection checks crawlspace access and drainage around foundation plantings, since landscaping placed close to the house can trap moisture against the wall over time. Additions built after the original construction get checked at the seam where old framing meets new, and the roof, gutters, and downspouts get read together to see where rain actually goes once it leaves the roof.

Birchwood's villas and condominiums are typically built on a slab, with no crawlspace or basement beneath, so an interior leak here often shows first at the flooring or the baseboards rather than in a below-grade space. The inspection covers the unit's own electrical, plumbing, and heating and cooling systems, notes the nearest water line, and identifies any shared roof or mechanical room serving more than one unit. A rooftop terrace above occupied space gets checked for its membrane and drainage, since it is doing the work of a roof as well as an outdoor space.

Is a newer Brambleton home still worth a full inspection?
