The walk-around

Roof, siding, grading, decks, the garage and the grounds first. The inspector photographs what they find as they go, so the report shows you exactly where each item is.

Systems and accessible spaces

The inspector checks accessible electrical, plumbing, heating and cooling components and operates equipment with normal controls when conditions allow. The report identifies areas that could not be inspected and any recommended follow-up.

Foursquares, duplexes and garden apartments

Landover grew up on farmland that gave way to brick foursquares, then to postwar duplexes and garden apartments as commercial development filled in along the Beltway. Kentland and Columbia Park hold brick foursquares and paired postwar houses built in more than one phase, some tracing back to farmland that stood before the neighborhood existed. The inspection checks the roof covering and its flashing, reads the foundation walls for cracking, and opens the electrical panel to identify the type of wiring and confirm breaker capacity. Where a house is one half of an attached pair, the inspector notes the party wall and any sign that a neighboring unit's roof or plumbing has affected it.

Landover is not its own city. Who keeps its permit records?

Landover is an unincorporated community, so Prince George's County's Department of Permitting, Inspections and Enforcement keeps the building permit history for the address, searchable online by street address through its own portal. Maryland's SDAT covers ownership and assessment history the same way for every county in the state. There is no separate Landover government to contact, so the county's own records are the ones that apply.

How does the inspection handle a Landover garden apartment or duplex?

The same core scope applies as any home: the roof covering, foundation, electrical panel, plumbing supply and drain lines, and heating and cooling on normal controls. What changes is what surrounds the unit. In a duplex, the inspector notes the party wall and anything visible about the attached side; in a garden apartment, the roof and plumbing chase may be shared across several units, and the report identifies what that sharing means for a single unit's findings.

Should I add radon testing to a Landover home inspection?

It is worth considering. The building's shared roof structure, the grounds, parking areas and any leasing office or clubhouse belong to the property owner or management company as a whole, not to a single unit, so they sit outside a single-unit inspection. What is covered is the unit itself: its electrical, plumbing, heating and cooling equipment, windows, doors and interior finishes. Ask the property manager about any recent roof or plumbing work on your building before you book.

Is it necessary to attend the inspection in Landover?

It is not required. Some buyers prefer to join for the final portion of the visit to see findings firsthand and ask questions about the electrical panel, the attic access or any other item in person.
