The walk-around

Main Street's houses, layered over time

Bel Air's preservation program documents homes from the mid-1800s to the early 1900s along Main Street, Bond Street and Broadway, with newer residential streets filling in around that historic core. An older facade can conceal several rounds of interior and system work, so the inspection starts by confirming the age of the roof, the wiring and the plumbing.

Rowhouses and cottages, renovated in layers

Houses along Main Street and Bond Street date mostly from the mid-1800s to the early 1900s, and many have been renovated more than once since. The inspection reads the foundation walls and any accessible cellar for signs of past water entry, checks the electrical panel for the type of wiring present, and runs the plumbing fixtures to look for leaks or drainage problems. Windows, doors and the roof covering are checked next, and any addition at the rear gets a look at where its framing meets the original house.

Newer sections, own permit office

Away from the historic core, Bel Air's later residential streets hold houses built across the twentieth century, with fewer of the layered renovations found downtown. The inspection still covers the same scope: roof coverings, grading and drainage around the foundation, the attic for insulation and ventilation, the electrical panel, and heating and cooling equipment tested on normal controls. Because Bel Air is an incorporated town, its own government handles zoning and permit matters for these streets, separately from Harford County's process for addresses outside town limits.

Yes. Bel Air's Planning Department handles zoning and permit matters for addresses inside town limits, while Harford County's Department of Inspections, Licenses and Permits covers the surrounding area. A house with a Bel Air mailing address is not automatically inside the town, so confirm which jurisdiction applies before requesting a permit history report, and give the full street address when you book the inspection itself.

Does an older Main Street house need a more invasive inspection?

No. A home inspection is visual and non-invasive everywhere, including on Main Street, Bond Street and Broadway. The inspector opens panel covers and access hatches, runs fixtures and equipment, and looks closely at where a later renovation meets original material, but does not cut, drill or remove finishes. Older plaster, trim and masonry are left exactly as found, and the report notes what could and could not be seen.

What does the inspection cover in a newer Bel Air subdivision with an association?

The house itself: its roof, foundation, electrical panel, plumbing, heating and cooling, and accessible doors and a representative number of windows, along with any exterior feature that belongs to your lot alone, such as a deck or a driveway. A private road, a retention pond or a clubhouse that the association owns and maintains falls outside a single-house inspection. Ask for the association's budget and recent repair history before you close.

Is Harford County a high radon area, and does the inspection test for it?

The EPA places Harford County in Zone 1, its highest radon-potential category, covering Bel Air along with most of the county's Piedmont side. A standard home inspection does not include radon testing regardless of zone; it is offered as its own add-on that can be scheduled for the same visit, with a result reported separately from the inspection findings.

Is it worth attending the inspection in person?
