The walk-around

Catonsville grew up along Frederick Road, the old turnpike to Baltimore, rather than around a rail junction, and its houses span more than a century of construction within a few blocks. Queen Anne cottages, bungalows and Colonial Revival houses from different decades sit on the same stretch of Frederick Road, so the inspection starts by reading the house's own age and additions rather than the neighborhood's. The inspector checks the foundation and any accessible crawlspace or basement for movement and water penetration, tests the electrical panel and GFCI protection, runs the plumbing fixtures for drainage, and follows the roof covering and flashing to where a porch or a later addition ties into the original framing. Windows and doors get checked on a representative sample.

Narrow lots, close foundations

Winters Lane's houses were built close together on narrow lots, so a neighboring foundation or roofline can sit only a few feet from the one being inspected. The inspection still covers the same ground: foundation walls and any crawlspace, the electrical panel and a sample of switches and outlets, plumbing supply and drain lines, and heating and cooling run on their normal controls. Give the full street address when you book, and permit or assessment records get pulled from the correct county. Does a Winters Lane house need special handling for older finishes?

A standard visit is visual and non-invasive: nothing is opened up or removed to look behind original plaster, trim or flooring. Mention any finish you want handled carefully, along with any addition or repair history you know about, and the inspector can plan around it. What the inspection cannot do is confirm the condition of anything concealed behind a wall or under a floor that was never opened.

Is Catonsville on public water and sewer, or wells and septic?

Catonsville is built out on public water and sewer, unlike some of the county's more rural western edges. A home inspection does not test water quality, flow rate or pressure beyond running each fixture and toilet to confirm normal operation and check for drainage problems.
