Three NextDay Inspect inspectors walking up to a house

02

The walk-around

Roof, siding, grading, decks, the garage and the grounds first. The inspector photographs what they find as they go, so the report shows you exactly where each item is.

03

Systems and accessible spaces

The inspector checks accessible electrical, plumbing, heating and cooling components and operates equipment with normal controls when conditions allow. The report identifies areas that could not be inspected and any recommended follow-up.

04

The walkthrough and the report

You see the main findings in the house itself. The written report follows online with photos, priorities and what to do about each item.

On attending. You are welcome for the whole visit or just the walkthrough at the end. The walkthrough is where most questions get answered, and your agent is welcome too.

Woodlawn, streetcar suburb to today

Woodlawn grew up along a horse-drawn streetcar line reaching west from Baltimore, turning open farmland into a suburb decades before most of its residents owned a car. A Queen Anne gate lodge built near the old cemetery grounds still marks how old parts of Woodlawn actually are. Newer streets and rental buildings filled in around that older core later, so construction era varies block to block.

Colonial Village, Dorset Gardens

Older streets, established trees

Colonial Village and Dorset Gardens carry some of Woodlawn's oldest housing stock, with mature trees now overhanging roofs that were framed long before those trees existed. The inspection reads gutter condition and roof coverings with those trees in mind, checks whether a foundation wall has been patched or simply painted over, and opens the attic to check insulation depth and ventilation. Where an addition is present, its visible framing connections to the original structure are checked. Share any renovation records and confirm access to the altered areas before the appointment.

Did you know

The Maryland Historical Trust dates Woodlawn's own Lorraine Park Cemetery gate lodge to 1884, a Queen Anne stone-and-frame building the Trust says embodies the picturesque, decorative suburban architecture of that era.

NextDay Inspect inspector walking a homeowner through findings on the report
Featherbed, Kernan's Square

Garden apartments, shared systems

Featherbed and Kernan's Square hold garden-style apartment buildings where several units share one roof, one set of downspouts, and often one plumbing stack. The inspection covers the unit itself in full: electrical panel or subpanel, plumbing fixtures run for drainage, heating and cooling on normal controls, windows, doors, and interior finishes. A shared roof, hallway, or parking-level space belongs to the building as a whole rather than any one unit, and the report notes which is which so a renter or a buyer knows what they are actually responsible for.

Did you know

Maryland Geological Survey mapping places Woodlawn's rolling ground on the Piedmont bedrock side of Baltimore County's Fall Line, upland terrain that runs opposite the flatter Coastal Plain to the county's east.

Home inspections around Woodlawn

Woodlawn sits in Baltimore County, and the same inspectors cover the whole county. Every place below has its own page.

Woodlawn home inspection, plainly explained

What Woodlawn buyers and renters ask about age, apartments, and access.

Who keeps permit records for a Woodlawn address?

Woodlawn is not its own municipality, so Baltimore County issues building permits and keeps the property record for any house or building here. Give the full street address when you book the inspection, and the county's own permit and assessment records can confirm what has been approved on that address before the visit takes place.

How does an inspector treat a house from Woodlawn's earliest years?

The oldest sections near the historic cemetery grounds have had the most time to gain additions, so the inspection reads each part of the house on its own timeline: which framing looks original, where a later room was tied in, and whether the roofline changes at that seam. Mention any known renovation history when you book, since it helps frame what the visit will find.

What does the inspection cover in a Featherbed or Kernan's Square rental?

The readily accessible systems and components within the agreed unit inspection: electrical, plumbing, heating and cooling, windows, doors, and finishes. A shared roof, exterior wall, or parking area belongs to the building as a whole, and the report separates what is the unit's own system from what the property manager or owner maintains for every tenant. Tell us at booking whether you rent or manage the building.

Does public water and sewer change what gets tested in Woodlawn?

A Woodlawn home inspection runs the same plumbing checks either way: fixtures run for drainage, the water heater and its venting, and visible supply and drain lines. It does not test water quality or flow rate, on public service or otherwise. If your specific address happens to sit on a private well or system, mention that when you book so the visit can be planned around it.

Do I have to attend the whole Woodlawn inspection in person?

No. You are welcome for the full visit, but many buyers just come for the walkthrough near the end, when the inspector covers the roof, attic, crawlspace or basement, and every major system before the written report follows online. Your agent can attend in your place, or alongside you, whichever suits your schedule best.
